ROOF REPAIR VS ROOF REPLACEMENT

DOES YOUR ROOF REQUIRE A REPAIR OR REPLACEMENT?

ROOF REPAIR OR ROOF REPLACEMENT?

Is it better to have a roof repair vs. roof replacement? Whether you pick the first choice or the latter, both offer a better roof and of course, there is money involved. However, the cost, the amount of protection, and durability really differ between the two, which you must take a closer look into. When thinking about getting a job done to fix any part of your property, it is important to lay out everything on the table and consider the benefits as well as drawbacks of every option before making your final decision.

If you notice that your roof is failing and you need remedy the situation, there are two options for you. You could get either a roof repair or a roof replacement:

Roof Repair

Getting a roof repair is often referred to as the less costly option to help you save money and avoid further the roof damage. The cost of a roof repair depends on the level of roof damage and the kind of materials that are needed. Having insurance is quite handy if you plan on choosing this option since it will shoulder the repair cost if the cause of damage is wind, hail, or other weather-related events.

Most insurance companies would require you to do your best to prevent your roof from getting more damaged and to prevent leaks. Since reroofing does not require a tear off, it can be done faster and cost less. However, reroofing can only be done once. Putting another layer over 2 layers of shingles is no longer permitted, as it could more damage and cost more in the future. Shingles hold better if they are fastened directly to your roof instead to another layer of shingle.

Roof Replacement

Getting a roof replacement is generally a costly job since it will cover your entire house. It requires you to buy everything and pay for more labour than a repair process would require. But, getting a roof replacement all at once will also help you save for the future and prevent more damage than getting various roof repairs over and over again. Your roof problem and expense for the new materials and labour will only occur at least once in 10 years.

Between roof repair and roof replacement, a new roof replacement will be more costly in one project but will surely last for decades.

Before you consider any of the two, remember The International Residential Code (R907.3). Based on this code, you are not allowed to put new roofing over 2 or more layers on any kind of roof coverings. This is partly because the total weight of your roof could affect the structure of your entire house. Just think about how heavy it is to have a 1500 sq. ft. roof covered with singles; this is equivalent to a 2 tonne SUV on your roof.

Whatever your choice is, once you have the right materials and the right team to handle the job, even strong winds and storms cannot intimidate your roof. In the long run, both of these processes allow you to save up more.
