BE AWARE OF THE DAMAGE/LEAK

The insulation beneath the roof’s surface can cause the water from the entry point to flow to cracks and crevices that can pool and sit. When this water sits and pools it damages the structure of the home and grow mold.  If your attic insulation is a form od vermiculite insulation, this water damage could cause the insulation to break down and for asbestos to be released.

The water stains that you notice on the ceiling may not be the directyl under or close to the source of the leak, which is why it is important to find the leak’s source prior to repair.

EXAMINE THE ROOF

To detect the source of a roof leak we will first need to access your attic. While in the attic we will take a flashlight up and begin to search for water stains and mold development. It is important that when examining the attic that it is done by a professional or the homeowner uses extreme caution.

If your home or building does not have attic access the roof leak will have to be found from the rooftop, which can be tedious and challenging. Missing shingles, lodged in debris, damaged flashing or damage ventilation can be visible aspects of the roof that showcase the source of the leak.

FIND THE ROOF LEAK

Once we examine the roof we can determine the source of the leak, based on the mold, water stains, water buildup or damaged roofing materials.

Insulation in the attic, roof or ceiling breaks down quickly and the damage is much more noticeable than that of the surrounding wood. Damage to the attic insulation is a sign that there is a leak somewhere in the roof that is in need of roof repair.

DETERMINE THE ORIGIN OF THE ROOF LEAK

Most of the time the roof leak is not directly visible, this makes finding the source relatively challenging. To find the origin of the roof leak we have to remove some of the insulation in the attic or a number of the shingles on the roof.

When we remove the insulation that is damaged we can follow the leak to its origin and determine the source.

SIMULATE A STORM/RAIN

Another option for determining the source of the roof leak is referred as simulating a storm. This involves spraying down your roof with a hose and watching to see where the water comes through on the underside of the attic. This process does require to people to accomplish but is an effective way to find the source of the roof leak.

If this process is seeing ineffective, stop. Do not continually spray down your roof for more than a few minutes as this can begin to worsen the water damage in your attic.

REPAIR THE DAMAGED ROOF

When we have found the source of the leak we can begin to repair the damaged area and begin the next step. Small roof leaks can be patched up by replacing the underlayment and shingles. Larger roof leaks, multiple roof leaks or leaks that have caused serious damage to your roof deck, can require a full roof replacement.
